The MLS is the source for Internet Data Exchanges (IDX), commonly called Broker Reciprocity. A broker searches for properties using the MLS, but when you search for properties on any website you are using an IDX. IDX’s have limitations. These limitations are: delays in updates, opting-out (a broker can withhold listings from your search), restricted search options, and fewer property details. Currently there are three types of IDX:
- Sandicor IDX
- Realtor.com
- Third-party IDX
| Search | Updates | Opt-out | Search Options | Details |
|---|---|---|---|---|
| MLS | Real-time | no | √√√ | √√√ |
| Sandicor IDX | Real-time | yes | √√ | √√ |
| Realtor.com IDX | Daily | yes | √ | √ |
| Third-party IDX | weekly | yes | √ | √ |
The search option provided to you by Bombora on this site is the Sandicor IDX. For a thorough, detailed, and customized search of properties available in San Diego County using the MLS we welcome you to contact us.
